Pasco County Assumable Homes: Weekly Update for October 21, 2026

October 21, 2026•4 min read

PASCO COUNTY ASSUMABLE HOMES · WEEKLY REVIEW

Listings reviewed October 21, 2026.

This week’s Pasco County update brings together four active homes with advertised assumable mortgage rates in Hudson, New Port Richey and Wesley Chapel. A golf-course setting, a private pool and flexible living spaces are among the options.

The rate deserves a closer look, along with the home itself. This review covers the four listings supplied this week, not a complete county inventory. The Hudson listing identifies a VA loan. The other three advertise a rate without stating the loan type, so that detail still needs confirmation.

These are seller-advertised existing loan terms, not new mortgage offers or lender approvals. Confirm the exact rate, remaining balance, repayment term, cash required and servicer requirements.

What the Hudson example tells us about cash required

The Hudson listing reports an approximate $193,000 VA loan balance at 2.375%, against a $315,000 asking price. That leaves about $122,000 to cover before applicable closing costs and fees. The existing rate applies to the assumed balance, not automatically to the entire purchase price. Any additional financing must be acceptable to the lender.

Those figures are listing estimates and can change as the loan is paid down or the price changes. Ask for current documentation before relying on them.

Look beyond the headline rate

The remaining loan balance is a big part of the comparison. If the purchase price is higher than that balance, you need a plan for the difference, along with closing costs and applicable fees. Taxes, insurance, mortgage insurance and community fees also affect your monthly cost.

Ask the servicer about buyer qualification, the approval process and timing. Do not assume an advertised loan can transfer automatically or that the advertised rate applies to the entire purchase price.

Do you have to be a Veteran to assume a VA loan?

VA guidance says a qualified purchaser, including a non-Veteran, may assume a VA-guaranteed loan, subject to applicable requirements. Restoring the seller’s entitlement is a separate issue: a substitution generally requires an eligible Veteran buyer with sufficient entitlement. Read VA’s assumption and entitlement guidance. Confirm any seller-specific conditions early.

FHA assumptions have their own requirements. Have the servicer confirm the rules for the specific mortgage. HUD’s servicing handbook includes assumption guidance.
