A home can check the boxes on space, location and price, but its existing mortgage may deserve a closer look. This week I found 22 active Pasco County homes whose listings advertise an assumable loan and a numeric interest rate. The mix includes VA and FHA options, from townhomes to pool homes and larger properties.

For Veterans exploring VA loans, and buyers comparing homes with assumable loans, this is a starting point for a more useful conversation. These homes are in Wesley Chapel, Land O’ Lakes, Odessa, Lutz, Spring Hill, Hudson, Holiday, Dade City, San Antonio and New Port Richey. County membership was checked against the listing details, including cities that cross county lines.

What to know before choosing an assumable home

An advertised interest rate is only one piece of the purchase. We also need to confirm the remaining loan balance, the cash needed to cover the difference between that balance and the purchase price, closing costs, and the servicer’s approval process. Taxes, insurance, association fees and mortgage insurance where applicable still affect the monthly payment.

These are existing loan rates reported in the listings, not new loan offers or guaranteed terms. Only homes marked Active when reviewed are included. Availability, price and assumption terms can change.

Reading the rates: ≈ means approximately; < means less than. An asterisk identifies a listing that gives a rate number without a percent sign. Those figures need confirmation. FHA/VA is used when the listing does not identify the loan type; it does not confirm that either loan exists.

Can a buyer assume a VA loan without being a Veteran?

VA loan assumptions may be available to qualified buyers who are not Veterans, subject to the required approval. That does not mean every seller will accept that arrangement. A Veteran seller’s entitlement can remain tied to the loan unless an eligible Veteran buyer substitutes entitlement. Some listings in this collection specifically request a VA qualified buyer or substitution of entitlement. We need to confirm the seller’s requirements before moving forward.

What about FHA assumable homes?

FHA loans can also be assumable, subject to the applicable loan rules and approval requirements. I include FHA options so buyers can compare the homes and financing details together.
