Tampa Area Market Check: Pricing and Timing in Hillsborough, Pasco and Polk

October 21, 2026•2 min read

The fall market is giving buyers and sellers a reason to look closely at price and timing. That does not mean every seller needs to reduce or every buyer will get a discount. It means your plan needs to fit the homes you are actually competing with.

Here is the county snapshot we reviewed in this week’s update.

HILLSBOROUGH COUNTY

Median sale price: $394,068, down 1.2% from a year earlier.

Median days on market: 68, compared with 51 a year earlier.

New listings in September: 1,844.

Share of listings with a price drop: 26.1%.

PASCO COUNTY

Median sale price: $339,241, down 0.22% from a year earlier.

Median days on market: 76, compared with 58 a year earlier.

New listings in September: 1,020.

Share of listings with a price drop: 29.1%.

POLK COUNTY

Median sale price: $309,308, down 4.4% from a year earlier.

Median days on market: 71, compared with 59 a year earlier.

New listings in September: 1,296.

WHAT THESE NUMBERS MEAN FOR SELLERS

Your neighbor’s sale can be a useful reference, but today’s competing homes deserve just as much attention. Before choosing a price, compare condition, location, features and the alternatives a buyer can tour right now.

The market-time figures also give us a reason to build breathing room into your moving plans. Days on market measures marketing time, not the full time through closing. A strong launch still matters: thoughtful pricing, good presentation and easy showing access work together.

If you are already listed, review actual showing activity and buyer feedback. A county statistic alone is not a reason to change your price. We want to understand how your home is performing against its direct competition.

WHAT BUYERS SHOULD WATCH

Longer market times can create opportunities to ask questions and negotiate. The right approach depends on the individual property, its condition, seller priorities and comparable sales. Some homes will still attract strong interest.

Look beyond the asking price. Repairs, closing costs, financing and your timeline all affect whether a purchase works for you.

A NOTE ON THE DATA

This is an October 21, 2026 follow-up using September data. Redfin’s headline price and market-time comparisons cover the three months ending September 2026 and include all home types. Its price-drop shares are shown for September. Realtor.com new-listing counts, distributed through FRED, are calendar-month September counts. These sources use different measures and reporting periods; they are not a single MLS single-family report. County averages and medians do not determine an individual home’s value.
