Tampa Bay Housing Market Update: September 2026
Hillsborough, Pasco and Pinellas Counties
By Chris Johnson | Prepared October 13, 2026
Updated October 13, 2026 to cover Hillsborough, Pasco and Pinellas counties.
Thinking about selling this fall? Start with what buyers can buy today, not what a neighbor got a few years ago.
That is my read on the latest numbers for Hillsborough, Pasco and Pinellas counties. Prices tell different stories across the three counties, and the time a home spends on the market deserves just as much attention as the sale price.
The September county snapshot
County | New listings | Median sold price | Change from September 2025 | Median listing days on market |
|---|---|---|---|---|
Hillsborough | 1,776 | $390,000 | Down 2.48% | 67 days |
Pasco | 995 | $345,000 | Up 1.47% | 70 days |
Pinellas | 1,638 | $410,000 | Up 6.49% | 85 days |
New listings come from Zillow's county figures dated September 30, 2026. Sold prices, annual changes and listing days on market come from Realtor.com's key indicators labeled September 2026. Its historical chart section still says August, so this report uses the dated key indicator tables rather than those charts.
Hillsborough: Give buyers a reason to choose your home
The median sold price was $390,000, down 2.48% from a year earlier. Median listing time was 67 days. That is a countywide measure, not a prediction for your house.
My advice: Look closely at the homes a buyer will compare with yours. Price, condition and location all count. A good price should make sense beside today's competition.
Pasco: A higher median does not give every seller more room
Pasco's median sold price was $345,000, up 1.47% from September 2025. Median listing time was 70 days.
That small increase is useful context, but it does not mean every home gained 1.47% in value. The mix of homes sold can move the median. A home in Wesley Chapel needs its own comparable sales, just as a home in New Port Richey does.
Pinellas: Build time into the plan
Pinellas's median sold price was $410,000, up 6.49% from a year earlier. At 85 days, its median listing time was the longest of these three counties.
If your move depends on selling first, give yourself some breathing room. We should talk about pricing and timing together before the sign goes in the yard.
Price reductions deserve a separate look
Redfin's displayed homes with price drops figures were 26.1% for Hillsborough, 26.6% for Pasco and 23.6% for Pinellas when checked October 13. The displayed market sections were September 2026 for Hillsborough and Pinellas and August 2026 for Pasco. These are separate provider snapshots, not one synchronized September comparison.
A price reduction means an asking price was lowered. It does not mean the home sold below asking, and it does not tell us how much the price changed. Even with those limits, the figures give sellers a reason to pay attention to their competition.
What I would do with these numbers
If you are selling, price around recent comparable sales and the homes buyers can choose right now. Decide ahead of time when we will review showings, feedback and competing listings. Starting high and hoping is not much of a plan.
If you are buying, use the extra time to compare carefully. Look at the total cost of owning the home, including insurance, taxes and any association fees. Negotiation room depends on the property and the seller, not just the county average.
The county report is a starting point. Your neighborhood, price range and home condition tell us what to do next.
Thinking about a move in Hillsborough, Pasco or Pinellas? Let's look at the numbers around your home and put a practical plan together.
